Cost Segregation

Cost segregation is an accounting methodology based on the concept of accelerated depreciation. Instead of depreciation of your building as whole, a cost segregation study breaks out the sub components of your building to achieve you, the building owner, tax deductions now for those items that are going to be needing replaced verse later. This change in accounting method will gain you the building owner a larger tax deduction to offset how much you owe in taxes. A cost segregation engineering company is who performs the cost segregation process.
