(Un)fortunately means that the thing in question is in your favor, not the person whom you're talking to (or vice versa).

1. (Un)fortunately, I won the raffle. (the thing in question is in YOUR favor, not your best friend's)
2. (Un)fortunately, you got accepted on the audition, not me. (the thing in question is in your FRIEND'S favor, not yours)
